We have a standard and very straightforward fee structure for prospective tenants with a single upfront charge of £200 for a reservation on each property.

To secure a property tenants must pay a reservation fee of £200.00.  Once we receive this payment the property is held for a prospective tenant whilst the necessary reference checks are carried out.  Our tenant charges from the reservation fee include up to 2 reference checks.

For a single tenant the charge is £114 (£95 + VAT), for 2 applicants £192 (£160 + VAT).  The £86 outstanding for single tenant or £8 outstanding for a couple is deducted from a tenant’s first months’ rent when moving in to a property.

Should the reference checks prove unsatisfactory and the tenant has to be declined due to suitability we will refund the balance of the £200 holding fee less the above administration charges.  If the Landlord withdraws the property or your application does not proceed because of other factors out of your control, the administration fee will be refunded in full.  Please note the reservation fee does not constitute a tenancy or an offer of tenancy.

Because of the increasing cost being levied upon us by our bank for paying in cash we will now make an administration charge for monies that are paid to us in this way. The charge will be £1 for every £100 or part thereof paid to us in cash to cover the bank charges.
