For this level of service we provide the following

Fees: 13.2% (11% + VAT) of each month’s rent and a setting up fee of £240 (£200 + VAT) of the first month’s rent in addition for each new let arranged
END OF TENANCY CHECK-OUT SERVICE
Where properties are fully managed we carry out a final check and inspection when tenancies come to an end. This service is not included within the standard tenant find/letting only service, nonetheless we recommend landlords consider using this at the end of a tenancy. Generally when a tenant gives notice to vacate their home we are happy to provide a pre-end of tenancy check in order to discuss a property’s condition and what tasks need to be undertaken before it can be handed back. This service is designed to ensure a clean, tidy and well-presented property for the landlord and to help the tenant lose none of their deposit through damage or dilapidations.
Once the property has been vacated, cleaned and ready for handover a final inspection can be carried out. Tenants are always anxious to have their deposit returned at the end of a tenancy and deposits cannot be released from the DPS without confirmation from both the tenant and ourselves. An end of tenancy inspection will generally cover the following points:
- Final check and inspection of the property comparing its condition against the ingoing inventory
- Ensure the property is left clean and tidy as per details in the tenancy agreement and guide notes listen in the inventory/schedule of condition
- Address any issues with the tenant which may result in deductions from the deposit
- Deal with the release of tenants deposit from the DPS
- Take final meter readings and notify utility companies in order to close down tenant accounts
- Obtain forwarding address for tenants
- Report to landlord
Fees: £108 (£90 + VAT) for non-disputed deposit.
£180 (£150 + VAT) for deposit in dispute.
